our 1927 bathroom restoration with true value

Since our one really big renovation last year, I haven’t had a whole lot to share about the house. We’ve mostly just been enjoying the space and keeping things mellow. But the one space we haven’t been enjoying? THE BATHROOM. It was the one really big, glaring project that didn’t get done last year despite the fact that our little vanity was literally falling apart, our bathtub was pitted beyond belief, and the window was… well, nonexistent. Our house was built in 1927 and even though it may be small, it’s always been big on charm. Except for the bathroom. And we only have one bathroom in the house! It had one unfortunate remodel somewhere around 1967 in which almost all of the original vintage features were removed and all that was left was a very hideous faux marble (?) sink and the persistent smell of old people. Literally. No matter how many times we cleaned, you’d always get the strongest waft of powdery perfume and mildew when you opened the cabinet door or the medicine cabinet. No, we weren’t living in squalor, but it was definitely creepy. A gross. And time for a change.

It’s always been my dream to restore this little house to it’s former 1920s glory. And I’ve always had some pretty strong ideas about what I’d like to do with the bathroom. I did a ton of research on vintage bathrooms from the time period and really wanted to go as historically accurate as possible while still, of course, acknowledging that we do live in modern times. I could write an entire post dedicated purely to all of the little details (and I probably will), but it’s not nearly as much fun as talking about (drumroll, please…) PAINT. I’m not kidding! It’s so funny, but of all the decisions that I had to make about this little bathroom, the paint color was definitely the most debated topic. For those of you who followed along on my Instagram stories, you’ll know what I’m talking about!

The bathroom itself is fairly simple. I went with an antique white subway tile and black accent details with just a little splash of green in the daisy pattern mosaic tiles on the floor, so we started with a nearly neutral base. I really enjoy designing this way because it means you really can’t go wrong with just about any color palette you choose for decorating. And even though changing the paint color is a lot easier than pulling out all of your tiles, it still manages to become one of the hardest decisions to make! Perhaps because it’s one of those final decisions. The color that finishes off the design and really pulls the room together. After comparing various brands, I decided to work with True Value’s EasyCare Ultra Premium Paint, which is known for their long lasting and superior products! I was quickly able to narrow it down to three options: a bold mustard (EasyCare Paint SUNBATH), a unique green (EasyCare Paint PARSLEY ROOT), and a soft pink (EasyCare Paint ROSE QUARTZ). Despite being my favorite color of the bunch, I could tell as soon as I swatched the mustard that it wasn’t going to work for the tiny space. Still, you always have to try something really out-of-the box because you never know until you get it up on the walls. But then it came down to team green vs. team pink. Do I echo the color of the floor tiles on the walls? Or do a bit of complimentary pink to balance it out?

In the end, I went with my gut. The kids were both taking a bath and singing and playing. I sat there watching them with three little swatches painted on the wall above them and just chose what jumped out at me in that very moment. Something about the pink just felt so fun and cheerful for a period bathroom. new year’s eve entertaining (with bed, bath, and beyond)!

i know that new year’s eve is often celebrated with over-the-top glitz and glamour– and partying into the wee hours of the morning. but for as long as i can remember, my new year’s eve tradition has been a lot more casual and low key. i mean, i love a good party, but after all of the festivities of the holiday season, i’m usually ready to just relax and unwind with a few close friends and family members. one last warm and cozy gathering before we refresh our palettes and look forward to new beginnings.

and speaking of new beginnings, i don’t know that i’ve mentioned it much, but we just got through a pretty major home renovation a couple of months ago and have yet to show it off! we have some time until the big reveal (more details on that to come), so we’ve been taking it easy and slowly refreshing the decor throughout the house in anticipation of the big day. one of our main goals in renovating the house was to be able to do more entertaining. a lot of my family lives here in town, and we really like having our doors open for family dinners, play dates, impromptu bbqs. so when bed bath & beyond asked me to share some of my tips for new year’s eve entertaining, i was all over it. i’ve basically spent the past 3 years in our house just planning out how to use this space once we were able to invite guests over, even if it is just a casual affair!

like i said, i’ve been scheming all of the things i need for entertaining for quite a while, so i felt like a kid in a candy store shopping around at bed bath & beyond. for our new year’s eve gathering, i knew i wanted something that was totally decadent, yet still comfortable and casual. it took a lot of restraint on my part, but i opted to go super neutral with the table settings because i knew that i wanted to add lots of color with bright red peppers, deeply hued pomegranates, glossy black olives, rich cheeses, and fatty meats. i even added vodka and cranberry to the champagne! so for the tableware itself, i decided to stick with neutral colors and luxurious textures: perfectly rumpled napkins and a tablecloth fashioned into a runner, matte dinnerware and bowls, natural wood-grain peeking through the serving boards and trays. and i added a spray of foraged dry florals over the table to add a breath of fresh air to remind us of the coming new year, even when it’s gloomy and cold outside.

as i was shopping for all the perfect pieces, one theme that started to emerge as i started to put my list together? i really love their in-house brand, artisanal kitchen supply. it was a great starting point for me because they have a lot of very on-trend options like marble, wood, and cast iron in really beautiful complimentary color schemes. i decided to go for the linen colorway on the dinnerware and expanded from there. a quick search for cotton and linen came up with beautifully textured napkins. i went for a mix of both classic and stemless champagne flutes. and since we have a lot of mid century furniture in the house, i was even able to find a set of perfectly retro candlesticks to tie things together. i literally didn’t have to step foot into any other shop (besides the grocery store) and my place is now totally holiday ready. if you need your own starting point, they have tons of holiday shops, which include hanukkah, christmas, even halloween all in one destination so you can sleigh the holidays.

a toddler room sneak peek with framebridge x penguin books

i know i’ve shared the kids’ room a couple of times before, but the fun part about their room is that it’s constantly growing and changing right alongside them. the last time you saw this space, edie still had a crib and a changing table. but can you believe that she’s about to be two years old? and that adam has a big boy bed now? it happens so fast ugh!

home: a campaign cameo

two little home updates today, both having to do with our pals at campaign! they make the lovely sofa that we currently have in our living room, which i can’t recommend enough! seriously, if you haven’t checked out the brand, then you really should! originally designed so that it could be shipped flat and constructed at home, making it an easy option when you inevitably move from apartment to apartment as a city dweller, the steel frame also happens to be virtually indestructible while also allowing you to switch out the covers for easy washing– or completely changing the look of your sofa without having to buy a new one. i may no longer live in a big city, but as a mom to a toddler and a fast-growing little boy, these features have become more appealing to me than ever before.

so of course, i was beyond excited when they asked if we’d be interested in making a little cameo in a video for the brand. they showed up just before we decorated from christmas a few months back, and the talented vanessa mona set up her lens to get some footage. and it’s a perfect example of how we’ve been swapping out colors depending on the mood. you can see the sunset yellow color in the video, which we complimented with a kilim rug. and above is the current post-holiday set up. i decided to go super neutral and opted for some super comfy throw pillows from their new collection. from the left: vegan leather arcata, vegan leather novato, vegan leather ojai, and vegan leather madera.

we’ve had our campaign sofa for several months now, and i love it. the first thing that stood out to me was that it’s built with a steel frame, meaning it’s virtually indestructible. and true to it’s name, it’s perfect for travel. i remember how annoying it was to move large pieces of furniture when i seemed to be hopping from apartment to apartment every couple of years, but this sofa can be easily disassembled so you can fit it in the back of your car. and with that, you can actually remove all of the upholstery to throw into the hand wash cycle whenever you need to clean it– or completely replace it if you want a different color. in fact, we started out with almond white and decided to switch things up with this harvest yellow color just for a change. it truly is a great piece of furniture and i look forward to enjoying it for years to come.

i know i already told you that our little house would be making an appearance in moorea seal’s latest book, make yourself at home. but up until now, i’ve really only shown you a few tiny little glimpses of what you would find within its pages. so today i thought i’d lay it all out and share not only some of the images that were published, but many of these images didn’t make the cut! but the photography by marissa maharaj was so beautiful, i couldn’t keep it to myself! and it’s so fun for me to have a document of that particular moment in time. when edie was still a baby and couldn’t even walk. when she still had a crib and we hadn’t made the full transition into a montessori toddler room like we have now. it’s amazing how time flies and how quickly things change when you have two little ones growing up right before your eyes. and the space around us seems to change just as rapidly.

a small thing to note, but we got the solid brass switchplates from rejuvenation. our house was built in the 1920s, so we decided to bring back some of the charm with those little details.

home: staying connected with eero

As we continue decorating and renovating our little 1920s home, we’ve been incorporating more and more smart home features into our daily lives. We recently got a brand new smart TV, we have a wireless speaker for listening to our favorite playlists, a home air quality monitor, an app for checking-up on our solar panels, we even have a smart light bulb! Besides that, I split my time between taking care of the kids part-time and running my own business from our home office/studio. But all this technology can be a blessing and a curse. With internet-connected everything, it’s easy to fall into the trap of a 24 hour workday, there are more opportunities for frustrating connection problems, too much screen time, and even scary things like identity theft and malware. It’s a lot to manage when you’ve already got a lot on your plate.

Then we got eero. home: a living room refresh

it started with the fireplace makeover. then i decided to rethink the entryway. then i decided to build some walls and finally finish this living room! the previous owners of the house made the interesting choice of removing a few crucial walls from the living room to create a more open space. don’t get me wrong, i love open spaces, but this little house was built in 1927 when open concept wasn’t a thing. the lack of wall space was making it really hard for me to pull things together. there was a wall removed between the living room and a tiny side patio/sunroom. in the process, they also removed an exterior door and window from the patio, essentially expanding the size of the living room, but in the most awkward way possible! there was basically a little cave on one end of my living room that i never knew exactly what to do with it. you can see what i’m talking about here. we finally built the wall and it really did change everything. it feels so much more like a proper living room now. that wall (and another once which i’ll share soon) were the missing pieces in the puzzle that have finally brought this room together to really make our house feel like a home.

so when campaign first got in touch with me about their new line of furniture, i was ridiculously excited because my previous sofa did not age well. don’t get me wrong, i loved that green sofa– for the first couple of years. but over time, the textile started getting snags and pulls, and no amount of scrubbing was going to remove some of those kid stains. it just got sad. i started adding ever more throws and pillows in an attempt to cover things up. the time had come.

but of course, i was tentative about a new sofa because it felt like such a commitment, and i was worried that it would meet the same demise as my previous one. the kids really know how to destroy a piece of furniture. and what about the color? how could i commit when they have so many options? but as i started to explore the brand, all of my worries subsided. the whole concept is really interesting and definitely nothing i’d ever heard of before. not that i know a lot about furniture, but i had never seen a sofa built with a steel frame. the idea is that the entire thing can be assembled at home and disassembled for portability when it’s time to move. which means that all of the upholstery– the back, the arms, all of the pillows– can be completely removed and tossed into the wash, or even completely replaced! and the steel frame is basically indestructible. you can even choose from two different wood tones for the legs. and did i mention that their prices range from $595 – $1,195? done deal.

in terms of the room, i’m still in the process of decorating things, but this is what i’m calling the baseline. we got the sofa in almond white. i chose really neutral pieces in different tones of wood, glass, metal, and natural fibers as the foundation because i wanted something really flexible that would allow me to change the decor without having to buy completely new furniture every time i’m in the mood for a change. because if you’ve been following my home decorating journey, you’ll know that i change things around here a lot! with the furniture i’ve chosen, i feel like i can play around a lot with different artwork, throw pillows, different plants, maybe layering a more colorful rug. all things that can be done easily without a complete overhaul. it’s such a calm, relaxing space now, and i can’t wait to play around with it even more!
